Soil Type
The soil which you lay your foundation can influence how deep it must be set. This is because not all soil types are the same and some can’t support a foundation as well as others.
Groundwater Table
This is the level at which the groundwater begins to saturate the soil, rock and sediments. A higher groundwater table can limit the depth a foundation can be laid at.
Soil Bearing Capacity
As mentioned, not all soil types are the same, and some have higher capacity to bear weight that others. This is something that is considered in foundation design.

Concrete: A material that is well known for its durability, and lost-lasting nature, concrete is watertight material that isn’t damaged by moisture, making it a great material for foundations.
Steel: Unsupported concrete can become prone to cracking which is why it is often supported by steel rods specifically designed to be rust free.
Wood: A common foundation material used in wooden residential buildings rather than large scale industrial and commercial buildings. This special treated wood can support houses when concrete may not be an option.
